remaining deposit in the form of cash or certified funds equal to 10% of

such as a driver’s license, and tax I.D. number will be required. If the
winning bidder fails to perform on any auction requirement, the entire Bid

LOCATION:
Secluded alpine get-a-way, nestled in the spectacular beauty of the
Talkeetna Mountains, the lodge is surrounded by gold mining history and
extensive trails, but conveniently located, enabling guests to venture out
to fish on the Kenai Peninsula, trek the Matanuska Glacier, raft the
Matanuska River, play at Big Lake, or stroll quaint Talkeetna, all within
approximately a 2-hour radius. En route to Denali National Park via a
picture perfect summer drive across the Pass, the lodge is about 16 miles
from either Palmer or Wasilla, and about 60 miles north of Anchorage.
Hatcher Pass comprises over 200,000 acres of State-owned land dedicated to
wilderness, historical preservation and recreation. Sitting approximately
three miles below the Independence Gold Mine, one of the most visited
tourism sites in Alaska and the recipient of extensive restoration and
upgrading efforts the past few years, the lodge also enjoys proximity to
State maintained parking areas, pullouts, descriptive signage and improved
trails. The State DOT has expressed plans to pave the remaining road to
Willow (Parks Hwy) as well as further improve Palmer-Fishhook Rd. from the
Glenn Hwy. with bike trails, etc. The area is host to the Olympic Ski
Team for training and famous for world-class back country snow cat powder
skiing, ski trekking, hiking, mountain biking, snow machine trails and
easily accessible mountain vistas and glaciers. The Mat-Su Borough is
working to develop an 11,000 acre Nordic and Alpine ski area in Hatcher
Pass including lifts, a day lodge, a Nordic/Equestrian stadium and
Olympic-standard cross country ski loops, as well as additional public
trails. The alpine base entrance lies just 3 miles below the lodge; the
Nordic entrance lies approximately 7 miles below the lodge. Snow machine
trails start at the lodge and continue to Hatcher Pass Rd., connecting to
Willow. Other area uses include gold panning, hunting, rock climbing,
berry picking, wildlife viewing, salmon spawning, paragliding, sledding,
and kayaking. The area enjoys spectacular Northern Lights displays
including the rarest of lights: the red corona. Motherlode Lodge hosts
film crews from around the world including Grainer Films from Australia
and Kroschel Films (for movie “Avalanche”). Independence Mine was the
site for the season premier of NBC’s “Treasure Hunters” reality game.
Guests to the lodge come from all over the world, ranging from Rocker, Ted
Nugent to Alaska State Senator, Lisa Murkowski, to Governor Sarah Palin.

Legal
Description: U.S. Survey #3105, Palmer Recording District, Alaska, at
Milepost 14, Palmer-Fishhook Rd., Hatcher Pass, Palmer, AK. 99645, the
lodge sits on a generally square parcel of 4.9 acres (462 feet on each
boundary). The site slopes downward from northwest to the southeast and
has good drainage. A bluff along the east end of the site drops to a
level area along the river. Soils are gravel and rock. The tract is not
zoned. Access is paved and maintained year round by the State DOT. The
Little Su River view-shed borders the property. There are only four
private property parcels in the Hatcher Pass Management Plan area above
mile 9 of the Fishhook Rd. and on the East side of the pass, including the
Independence Mine site and Motherlode Lodge.
IMPROVEMENTS: The
lodge has a colorful, endearing history and true old Alaskan charm. Now, a
picturesque, two story 13,208 square foot wood frame building, the
original smaller structure (the Little Su Roadhouse) was built in about
1942 to serve the traffic traveling to the Independence Mine and between
Palmer and Willow. Enlarged around 1983-4, Motherlode Lodge now has 14
guest rooms, a dining/meeting room that seats approximately 150, a day
lodge/bar/private meeting room that seats approximately 95, garage, sauna,
a sewer treatment plant, glacier fed artesian well and other supporting

Seller as excluded).
